LANDLORD AND PAYMENT DISCLOSURE Rental contracts in California must now have some new information including the following:
1. Name, telephone number and address of the landlord or his/her manager, and the agent designated to receive legal papers or demands and to whom rent must be paid.
2. Information on the methods and forms of acceptable payment including hours of availability to receive personal payments. Landlords have the option to provide bank direct deposit or electronic fund transfer information as the rent paying method. COPIES OF CONTRACTS
Landlords must give copies of rental contracts to tenants within 15 days of signing and every year thereafter within 15 days of a request by the tenant. Even oral agreements are included in the new law, so a landlord must at least put the landlord/agent identity disclosure and payment method information in writing and provide appropriate copies to the tenant.
